Since this review, OCX manager has been in contact and provided feedback to my posting. Their follow up has been good and informative.Watch out for OCX if there is a serious problem with your building structure. We are having problems with our property due to ground movement due to poor construction, they have now increased their fees by 389% in one year. What we were paying per year we are now paying per quarter. And now they are asking for more money because they feel it is too hard for them to manage.

Our Owners Committee switched to OCX a little over a year ago. At first, they appeared to be great—they said all the right things and seemed to be on top of the pressing issues facing our older building.Unfortunately, the level of attention and service quickly declined. Our building was passed between three different managers in only six months, and important issues were ignored or mismanaged even by their own admittance.Without any warning or discussion, they sold our contract to a new business. This was done entirely without our knowledge. The disregard for professional courtesy shown by the OCX management is honestly shocking.OCX have yet to properly engage with us, leaving the director of the new company to explain the situation. Their excuse, received via email, is that they are "unable to provide the level of service we require." I agree, but the fact that they allowed their service to get to a point where they couldn't provide basic support means I wouldn’t trust them with anything and strongly advise any buildings owners corporations to avoid.

Update- VCAT Reference: BP1043/2025We had a short injunction hearing, below is one of the orders amongst others that was made. We will update after the injunction hearing, below is point 7 from the judge/member.“By 6 November 2025 the applicant may make an application for a mandatoryinjunction requiring the first respondent and/or second respondent to take suchsteps as are necessary to enliven any insurance policy which responds to theapplicant’s loss and damage. Any such application for orders should be made formally using the Tribunal’s Application for Directions Hearing or Orders, and be supported byan affidavit setting out the relevant facts. Any such application should be marked to the urgent attention of Senior Member Edquist. The application, if made, will be heard and determined, if time allows, at the further interlocutory hearing. “We’ve had an absolutely terrible experience with Adam, the director of this company. For months, he knowingly misled us regarding a serious water damage incident that flooded our property. He repeatedly blamed the delay with the insurance claim on the insurer, Proclaim, when in fact the real issue was his refusal to pay the excess — even after we offered to cover it ourselves just to get our business operational again.We have since obtained confirmation that Proclaim made multiple requests for the excess to be paid, all of which were ignored by Adam. His dishonesty has caused immense financial and emotional stress, not only to us but to several other affected parties.This matter is now before the courts, and we have also contacted multiple media outlets to expose the full story. We strongly advise anyone considering doing business with this individual or company to proceed with extreme caution.

We are currently taking Adam to VCAT over the serious issues we have experienced. Our matter is being handled by Goldsmith Lawyers, and we will update this review once our court hearing has concluded.Edit: Adam, you have been proven to be dishonest. You are fully aware of SMS evidence dated well before the February sewage flooding — in fact, back in August — yet you continue to deny it. This isn’t just about your dishonesty toward us. The real estate company, who will also be present at our VCAT hearing, has stated they were shocked by your blatant lies. Also make it very clear, the wipes were proven to be not ours as they were at the other end of the sewage pipes and we have this on video.This matter will not go away. Once the hearing is complete, I will publicly share all supporting evidence. The VBA has attended our premises, not just for us but also for Unit 2, confirming this was not a one-off incident. Over $100,000 worth of our products were destroyed due to water ingress from common property.We pay Body Corporate fees that include insurance, yet you strung us along for almost nine months, claiming delays were caused by the insurance company — when in fact, you simply refused to lodge the claim to avoid impacting your premiums.We are subpoenaing all documents from the insurer, who have already indicated their position. If you truly believed you were not liable, why was the insurer ready to pay us and confirm that you were the holdup as you didnt want the premiums to go up? Insurance companies have their own legal teams and rarely agree to pay without careful assessment. That speaks for itself. Don't try to threaten me I have every right to leave a true and honest review, I know the law very well and you will not bully or intimidate me like that you have tried to do so from the moment I started dealing with you.Edit - our VCAT Reference: BP1043/2025We had our first VCAT hearing which was our urgent injunction this was the order made amongst others.
